A Mont Kiara homeowner called us about weak cooling and a musty smell in the master bedroom. Three 1.5HP wall splits, two years since the last deep clean. Here’s exactly how we cleared it in one visit.

The challenge

The owner of a three-bedroom unit in a Mont Kiara high-rise messaged us on WhatsApp on a Monday evening. Two complaints, both classic: the master bedroom aircond gave off a musty smell every time it switched on, and across all three rooms the cooling had quietly weakened over the past few months. The family had started running the units at 18°C just to feel comfortable at night — a sign the coils were no longer pulling their weight.

A few quick questions confirmed the picture. Three identical 1.5HP wall-mounted splits, one per bedroom, all installed together when the family moved in. None had received a deep clean in roughly two years — only the occasional filter rinse. In Mont Kiara, where high-rise units run long hours against KL humidity and urban dust, two years is past the practical limit for a residential coil. The smell in the master bedroom was the tell: that’s biofilm and mould on the evaporator coil itself, which a filter wash can’t touch. This was a chemical wash job, not a general service.

We sent a written quote covering all three units, parts, labour, and total time within the same evening. The owner confirmed, and we scheduled a two-technician visit for the next afternoon so the work on three units could run efficiently in one sitting rather than dragging across multiple trips.

What we did

We ran the full six-step aircond chemical wash scope on each of the three units, identically, with photo evidence captured at every stage. Working as a pair, one technician stripped and soaked while the other flushed and reassembled, keeping all three rooms moving in parallel.

  • Power isolation. Mains breaker cut at the DB, condenser fan locked, and a containment tray plus protection sheet laid down to keep the bedroom flooring and wall clean.
  • Full dismantle. Each indoor unit’s casing, filter, blower fan, swing flap, and drain pan removed so the evaporator coil was fully exposed and accessible.
  • Biodegradable solvent soak. The coil and blower of every unit were deep-soaked in evaporator-safe biodegradable solvent. On the master-bedroom unit the runoff came out visibly dark — the source of the smell.
  • Pressure flush. Coil, blower, drain pan, and drain line flushed with low-pressure water until the runoff ran clear. Clearing the pan and line also removes the standing moisture that lets mould regrow.
  • Leak & pressure check. Gas pressure verified at the service port on each unit and the refrigerant lines inspected, confirming the weak cooling was fouling rather than a gas problem — so no top-up was needed.
  • Reassembly & test. Each unit rebuilt, powered up, and run for 15 minutes, with outlet temperature measured before and after and logged on the job sheet.

The whole visit took about four and a half hours for all three units, technicians included. Because we measure and photograph at each stage, the owner could follow the progress on WhatsApp in real time without standing over us in every room.

The result

The musty smell in the master bedroom was gone the moment the unit came back on after its coil soak — the single most satisfying part of the job for the owner, and the complaint that had prompted the call in the first place. Across the three units the measured outlet temperature dropped by roughly 4°C compared to the pre-wash readings, and airflow came back to near its original strength, so the family could move the thermostat off 18°C and still feel comfortable.

Full before/after photos and temperature readings were sent on WhatsApp, and a 3-month workmanship warranty was issued for the job.

We logged the visit so the owner gets an automatic reminder in roughly 18 months, when these Mont Kiara units will be due for their next chemical wash. For a high-rise running long hours in KL’s climate, sticking to that cycle is what keeps the coil from reaching the smelly, weak-cooling state it was in when we arrived.
