An aircond chemical wash is a deeper clean than a standard service. The indoor unit is opened up and chemical solution is used to reach build-up on the coil and blower that a normal clean cannot get to — the compacted dirt and mould that cause musty smells and weak airflow. How often it is worth doing depends on how hard the unit works and the condition it is in, which is why we assess the unit before recommending it.

Mains breaker cut, condenser fan locked, drainage rerouted to a containment tray. Site protection sheet over flooring and walls.
Indoor unit casing, filter, blower fan, swing flap, and PCB cover removed. Drain pan unclipped and inspected for damage.
Coil and blower deep-soaked in evaporator-safe solvent. Loosens 18+ months of compacted dust, bacteria, and biofilm.
Coil and blower flushed with low-pressure water until runoff is clear. Drain channels and pan flushed separately.
Gas pressure checked at the service port; refrigerant lines inspected for leaks before reassembly.
Unit reassembled, powered up and checked. Outlet temperature measured before and after, recorded on the job sheet.
If any two of these apply to your unit, a general service won’t fix it — the coil itself needs to come out.
Mould has reached the visible surface, meaning the evaporator coil behind it is much worse. Filter clean alone won’t reach it.
Bacteria and biofilm built up on the cooling coil. The smell hits hardest in the first 30 seconds after the compressor kicks in.
If a general service two months ago helped briefly but the room is warm again, the coil itself is the bottleneck — not the filter.
Drain pan clogged with accumulated biofilm. Chemical wash flushes the pan and drain line at the same time as the coil clean.
